JURIS REAL , spol s.r.o., offers to directly purchase a client’s real estate, provided that the purchase price is based on the market value assessed by the Company broker. Following a personal inspection of the property in question, our brokers prepare the complete documentation that is consequently submitted to the Company management. Based on this information, we shall make a decision, within five workdays, on whether or not we are able to purchase the real estate in question, for what price and in what way. If there is a mutual agreement, the purchase contract can be signed immediately, as well as any other related documents.

Sale of an apartment in private ownership:
A sale of an apartment in private ownership proves to be a time consuming process due to long waiting periods at the Land Register, and considering the requirements of both the selling and the purchasing party (including the transfer of money, agreement on apartment use, etc.) it might be also a demanding task for a mediating party. We recommend you to use the services of our solicitors. We shall advise you on the proceedings, the way of transferring funds, etc.

This is a list of documents that you need:
  • Abstract from the Land Register (in case of an apartment, you need an abstract on the apartment unit and on the whole block of flats) and an excerpt from the cadastral map
  • Your title of ownership - i.e. contract of purchase, deed of donation, housing inspectors' approval, etc.
  • Record card with file of services
  • Property plan
In case of a cooperative apartment transfer (transfer of member's rights and obligations):
The transfer of member's rights and obligations (sale of a cooperative apartment) is supposed to be reported to the housing cooperative board, the housing cooperative board members take this fact into account only.

The following documents need to be signed:
  • Agreement on the transfer of the cooperative member's rights and obligations
  • Agreement on the financial settlement including a custodian contract


Have the following documents ready:
  • Evidence of the legal membership in the housing cooperative (or the housing cooperative's certificate)
  • A certificate of the housing cooperative confirming that you are free of debts to the housing cooperative, or the receipt of unsettled amount in case of annuity not yet settled by you
  • Contact to the housing cooperative representative (this can speed up the transfer)
  • Housing cooperative articles of association
  • Payment receipts - encashment, payment to the housing cooperative, settlement of services
  • Lease agreement
  • Other documents are specific to individual cases
